Coldwell Banker National Sales Event Bad For Home Sellers

I thought I'd heard it all - until I read about Coldwell Banker's national 10% off sales event that began earlier this month. In case you are out of the loop, here is the scoop:

“Despite the difficult headlines regarding our overall economy, the residential real estate market has been showing several positive signs over recent months that could be signaling a tipping point,” said Jim Gillespie, president and chief executive officer, Coldwell Banker Real Estate LLC. “Because of higher inventory, buyers have more homes to choose from and they can take advantage of near historically low interest rates and affordability levels that are the best they have been in years. The recent housing and economic recovery legislation also provides first-time homebuyers with the added incentive of a $7,500 tax credit.(1) “Yet our research and discussions with our brokers and sales associates shows that in many markets sellers remain reluctant to list their homes at the proper prices necessary to attract buyers,” continued Gillespie. “It’s our hope that the Coldwell Banker 10-Day Sales Event will move buyers off the sidelines and into the market. We are embarking on this initiative — which has never been done before on a national basis — because we believe it is critical for Coldwell Banker, as an industry leader, to help serve the needs of those individuals listing homes with a Coldwell Banker broker and to help move the U.S. real estate market in the right direction.” via PR MarketWatch.

This promotion is wrong on so many levels. By encouraging their agents to participate in the national event, they are really saying that their agents stink at being able to price properties right the first time. If the listing price they suggested to the seller when they got the listing was correct based on their vast market knowledge and superior marketing capabilities, why is it all wrong now?

Just who is benefiting by the 10% sale, anyway? It sure isn't the home seller. And what stake do the agents have in this scheme? Are they reducing their commissions to help stimulate sales? Of course not!

What happens after the 10-day blitz is over? Does the seller re-up the asking price? Will buyers go for the gimmick? I think l'd just wait until the 25% sale starts, or perhaps hold out for the FINAL MARKDOWN. One thing is for sure....you can't go up once the fire sale starts.

Come on now. When are we going to smarten up as sensible consumers and fire the people who helped create this housing mess to begin with. Save your money and sell "by owner".

Mistake #1 When Selling By Owner - Aking A Real Estate Agent To Price Your Home

Two key elements in selling successfully "by owner" are 1) Setting the correct PRICE and 2) Finding enough EXPOSURE to bring a wide pool of qualified buyers to your door.

As a Massachusetts for-sale-by-owner service with years of experience helping first-time home sellers learn how to sell successfully on their own, we often ask new advertisers this question. "How did you determine your asking price?" The answer will guide us in helping the home seller start out on the best path to success. Typically, here is how the conversation goes:

FSBO EXPERT: How have you determined the price for your property?
SELLER: I had an agent come over and give me an appraisal. She gave me a "high" and a "low" and I went in between.
FSBO EXPERT: Did the agent leave you with the CMA (Comparable Market Analysis)?
SELLER: No, she showed it to me and gave me the numbers, but she took the report with her.
FSBO EXPERT: That's too bad, because you cannot analyze the data without knowing what she used for comps, whether they were valid (still not reflective of the entire market) and how recent they were.
SELLER: What do I do now?
FSBO EXPERT: Our recommendation is to hire an independent real estate appraiser and pay for a Uniform Report of Market Value.

There are two reasons why paying for a professional appraisal is recommended:

1) A licensed appraiser is independent and has no vested interest in swaying the results of the appraisal. Often the courts rely on appraisers to provide an evaluation of an estate due to death or divorce. The appraiser is licensed by the state according to the types of appraisals they are qualified to perform and must adhere to a strict formula when performing the appraisal. An appraiser only looks at sold properties and is not concerned with "wishful thinking". The data used combines not only MLS data, but also any homes sold "by owner" in your area that are similar.

2) Using an appraisal to establish your asking price will provide you with peace of mind. You will be able to negotiate with market-savvy buyer agents, armed with mountains of "on the market" data to justify their buyer's lower offer. You will also sleep soundly knowing that the accepted offer that will meet lender's requirements for your buyer.

Remember, a real estate agent's main objective is "getting the listing" at a sales meeting. While some agents work hard to provide comparable data based upon their years of experience in the business and the time spent locating quality data, the vast majority of agents understand this is their "ticket" to a new listing. The stakes are very high and it is best to avoid any secret agendas by using an agent's opinion of value. Here is how an agent's CMA (Comparable Market Analysis" is flawed.

1) Agents only use MLS listed property data. In some areas of the country, as much as 25-33% of homes are sold "by owner". If this data is not included, the results are skewed.

2) Agents advance their agency listings first. Often agents provide home sellers with 10 - 15 listing sheets to compare property prices. They lean heavily on providing listing sheets from their own agency, calling attention to their prowess at obtaining other listings, designed to help you look at " asking price" not "sold price" and rely upon their own agency's listings rather than data from their competitors. The name of the game is to keep 100% of the commission and not share it with outside agencies.

It's the GIGO theory - garbage in, garbage out. Your results are only as good as the data you've used.

If you have had a CMA, don't worry, but use it in conjunction with other data. Make sure the agent leaves it with you! Separate the "on the market" sheets from the "sold" data to pinpoint where the market is at. If the agent did not leave you with the report, call them back and ask for the entire report to be sent to you.

Now, obtain an appraisal and USE that appraisal to determine your asking price. In a seller's market you can pad the appraised value by as much as 5% or more. In a buyer's market, be careful. Your local market may show weakness in some areas that will depress your asking price to below Assessed Value. Do not pay as much attention to the assessed values a town may assign as the tax base is set to obtain a fair tax, and cannot keep up with sub-markets, etc.

Where do you go to obtain an appraisal?

Find a qualified residential appraiser by contacting your local for sale by owner service or local lenders. Expect to pay around $300 - $400 (Western Mass rates). Ask for any discounts available. If you have recently had your home appraised for a refinance, try calling the appraiser that the lender used and ask to pay for a "comparable update", assuming you have had no recent improvements since the appraiser did a walk-through. Note: This does not work for lenders who may use a "drive by" appraisal technique or utilize online AVM technology.

Renovation Nation Coming To Easthampton MA


Discovery Channel's Renovation Nation Television Show Comes To Easthampton, MA. On June 4th @6 PM, The Discovery Network will launch their new channel "Planet Green", devoted exclusively to earth friendly products, practices, places and people. On Wednesday, May 28, 2008, Steve Thomas from "This Old House", (one of my all time favorite shows) will be in town to interview Green Builder, Sean Jeffords, owner of Sean's Custom and his "Green Team" for an upcoming episode of "Renovation Nation".

Sean and his team are currently in the process of a green renovation in Easthampton called "Off Grid Condos". We'll be sharing more information about this project in future blogs and in our Buyer's Guide To 4 Sale By Owner & Builder so stay tuned.

Oh, The Things Real Estate Agents Say

One of our sellers got a call from an agent telling her that she had buyers who were very interested in her home. The agent showed up at her open house the next weekend (without buyers) and began to implement "FSBO Prospecting 101". In the old days, agents would be quick to tell FSBO sellers that they were down right stupid to think they could sell their home without the agent's knowledge, assistance and the coveted MLS. The new strategy is to become a partner, an ally of sorts. Provide free information and encouragement to "unrepresented sellers" (the new term for FSBOs), send them periodic gentle reminders and sympathetic phone calls to see how things are going. If you play your cards right, you may land a listing within 30- 60 days. Here's how it went with our seller:

Step 1: Be A Resource - The agent handed the seller a stack of agency information, while complimenting the owner on what a beautiful home she had. She was surprised that she wasn't already under contract, in fact. (worry nugget #1)

Step 2: Promote Feeling of Inadequacy - The agent then asked her, "Why haven't you attached the Massachusetts Lead Paint forms to your flyer?" This was designed to rattle the seller by making her feel that she was doing something illegal, I suppose. In reality, the lead paint forms are supplied to the buyer as part of the Purchase and Sale agreement, not handed out at open houses!!!

Step 3: Grab The Listing - HOLD ON! Fortunately, our seller saw through this little charade and informed the agent that she had the marketing end under control with our help and had retained a very competent real estate attorney to represent her legal interests. The visit was cut short as the ruffled agent gathered her materials and left.


What is the best way to sell confidently "by owner"? Contact your regional for sale by owner company early. Prepare your home carefully, get it appraised by a professional appraiser and set your price according the the market conditions, and expose it to a wide buyer pool.

Women Build 2008- Breaking new ground


While rain fell, spirits soared during a groundbreaking ceremony held Friday, May 9 in honor of Women Build 2008.

More than 100 people braved the wet weather to show their support of this important project. Women Build, as a national campaign for Habitat for Humanity International, is one of many projects across the nation bringing women together to build a home in partnership with a family in need.

Funding from partners throughout the community, including Hasbro, Hampden Bank and Lowe’s, provide the necessary financial support to give women the opportunity to put their hands into action for their community.

Speakers at the groundbreaking included Carol Leary, president of Bay Path College and honorary chair of Women Build 2008; Mike Niziolek, vice president of human resources at Hasbro; Glenn Welch, executive vice president, Hampden Bank; Patty Murphy, superintendent of the Hampden County Women’s Correctional Facility; Linda Adams, member of Greater Springfield Habitat for Humanity’s Board of Directors and Women Build Steering Committee; and Habitat homeowner Catherine Campbell.

The celebration continued on Saturday, May 10 when five of Habitat’s active work sites in the Greater Springfield area featured crews of women participating in all facets of construction. This work day was scheduled both in honor of Greater Springfield’s Women Build project, and in recognition of National Women Build Week. The May 10 women-led worksites were located at 4 Palmer Road, Monson; 6 Chester St., Springfield, 12 Chester St., Springfield; 75 Pomona St., Springfield, and 171 Cabot St., Holyoke.

The Women Build home on White Street, Springfield, is being constructed for Campbell, a single mother of five who works at Baystate Health. Living Green In Western Mass

GREEN, the name implies more than just a color in Crayola's big box of crayons. Green is now the catch word of 2008 and is BIG business. Just add the word green to any reference of home building, remodeling, saving energy and . . . .WOW, your product will be at the top of search engines. GREEN isn't really new, as I tried to explain to my two teenagers. I began thinking of growing up in the enlightened generation (well, we thought of it as such) and who introduced me to GREEN.

My Mom was the original GREEN poster woman. My Mom was the Supervisor of Nursing in a small community hospital in Vermont. She subscribed to an organic gardening magazine, composted everything, grew all our own vegetables and a lot of our fruit, and had two freezers and a cold pantry full of our produce at any given time. She baked bread (oatmeal was my favorite), homemade cookies (date-filled, oatmeal raisin, etc.) and her strawberry shortcake was to die for!

I lost my Mom years ago, but have tried to live life somewhat in her footsteps. After years of trying to turn my Easthampton, Mass backyard into the garden of my childhood, I gave up and am now a proud shareholder at Mountainview Farms. I still compost, but it's just to add to my neglected lawn which has never had a chemical additive since the day we moved in. I love going to the local farmer's market which sets up every Tuesday in Easthampton. Intervale Farm in Westhampton always has great herbs and conversation is lively.

GREEN is not new. Remember "Keep America Beautiful", teaching us not to litter and keep our "greenscape" green? How about "Recycle America", when we all learned not to fill up our landfills. Saving energy is not new to my family either. As the inventor of the Eclipse Windmill, Rev. Leonard Wheeler, my relative, helped farmers across the country learn to harness wind power cost effectively. Today, Massachusetts is struggling with legislation that controls the introduction of wind turbines off Cape Cod.

Last week was Mother's Day and I asked to have my old bike tuned up so that I could ride it down the Manhan Rail Trail to work every day. I'm enjoying it already. Yesterday, our new lawnmower arrived - a Neuton. This battery operated lawnmower does everything but fold laundry. It's quite a step up from our rotary push mower that we've had for twenty years. Oh well, I'm excited about our new technology.

Congratulations to Southampton, Massachusetts - the winner of the 9th Annual Great American Water Taste Test.

Southampton, Massachusetts has been selected as having the "Best Water In The Country". Yes, we mean the entire United States. The award came from the 9th Annual Great American Water Taste Test, held in Washington D.C. on Tuesday, April 22, 2008.

The honor came as no surprise to many Western Massachusetts residents in the cities of Easthampton, Westfield, Holyoke and Southampton. What's So Great About Western Massachusetts?


I have lived in New England my whole life and for the past twenty years, Western Massachusetts has been my home. It's amazing how many people think that living in Massachusetts means living in Boston, or its many suburbs. Once, while traveling through Idaho, a woman saw my Mass license plate and asked, "Massachusetts....that's prairie, right?" Perhaps she was referring to the rolling hills! So much for geography class.

Here is just some of the reasons why I love living on "the other side" of Massachusetts:
  1. Lifestyle: Small towns, slower pace, fresh air, town meetings
  2. Easy commute: From my home I can walk to work, the corner store (yes, we really do have one), the bike path, the library, the elementary and the middle school
  3. Location: In ten minutes I can be on the highway, headed for the beach (1.5 hrs), Boston (2 hrs.), VT ski country (1.5 hours) or NYC (2 hours).
  4. Culture: Where do you think everyone in Boston wants to go to enjoy themselves? BSO summers in the Berkshires for a reason, folks.
  5. Education: The Five College community - Amherst, U-Mass, Hampshire, Mt. Holyoke and Smith....no need for name dropping here!
  6. Recreation: Too many options to think of - skiing, biking, kayaking, camping, horseback riding - a healthy lifestyle.
If you're tired of sitting in traffic, when you could be enjoying life, consider moving to Western Mass. Property values have held up well here during the recent real estate downturn. Buy in Western Mass and make the commute to the city only when you have to. Isn't that what FedX was meant for?

Women Build 2008 - Springfield Habitat For Humanity

My interest in Habitat For Humanity began a few years ago when introduced to me by my big brother, Bill. A retired English professor and long time Oregon resident, Bill is a Habitat volunteer and past-president of his local chapter in the Portland area. Over the years, I have listened to the many stories he told, of families who are now living in homes he helped build, of visits back to neighborhoods he helped create to see how new home owners were doing, of the day to day challenges of staying on budget, of tireless hours working with local housing agencies and building inspectors. In his "spare time" he also became a volunteer at his local Restore, which is run by the Habitat chapter in his area. Bill wears his Habitat For Humanity T-Shirt proudly when he visits. I hope that he will be proud of his "east coast" counterparts are doing.

Bad MLS Photos - A Little Real Estate Humor


When one of our home sellers decided to dump their real estate agent and sell on their own I asked her what had helped to make up her mind to sell "by owner". She said that it started when the agent put a horrible photo of her home on the MLS. Now, mind you, this seller had a drop dead gorgeous home in the $600,000 price range. The photo the agent used for the MLS prominently displayed four large trash barrels in the foreground. Hey, even high-end homes have trash!
Fortunately, when private home sellers and builders choose to advertise their properties with Massachusetts 4 Sale By Owner, they know that we will do everything possible to help make their photos reflect their home's finer features. Free photo editing is part of our comprehensive service.
There are a number of websites that post bad MLS photos, but I really got a chuckle out of this one. The captions are great. You can link to it here. I tried to find a photo in our archives that was really bad and found the one above. My caption would be, "A little staging goes a long way".

Pet Considerations When Selling A Home


Selling a home can be stressful and you're not the only one feeling the anxiety. Your pets can be affected too. Animals are very sensitive to subtle changes in our behavior and habits. If you don't believe me, just watch the family dog when you put on your sneakers by the back door. Walk, anyone? While the beta-fish probably won't care who is in your home, don't count on Fido having the same reaction. What will Fido's reaction be? Will he happily rush to greet visitors, knocking your potential buyer to the floor with enthusiasm, or could he show signs of more aggressive behavior? Will you know if you're not there?

When you list your property with a real estate agent, you won't be around when your property is shown. There may be a lock box on your door, allowing agents and their buyers to gain access to your property at all times of the day. Fido, who normally sleeps on the couch (we all know that's where he goes as soon as you leave) may need to be confined to another room every day, just in case. Worse yet, what happens if an agent comes unannounced and Fido goes berserk?

One of my dearest friends is "mom" to not one, but four German Shepherds. While they act very obediently when she is around, you couldn't pay me to venture into her home or back yard alone if she was not with me. What would a potential buyer do under that circumstance?

Dogs aren't the only ones who can act out during stressful times. Cats are notorious for making a run for a dark spot in which to hide when feeling threatened. Imagine Fluffy, alone under the bed after the real estate agent accidentally closes her in the room for the entire day, away from food, water and, well....you get the idea.

When you choose to sell by owner, you are not only making the selling process easier on yourself, but on your family members too, whether you have young children or pets. Knowing when potential buyers are coming to your home gives you time to plan for alternative pet care, or to move a pet into a more confined area for their own safety and that of your visitors. Maybe Fido will even get a well-deserved walk in the park with your teenager, blissfully unaware of the intrusion that took place during his normal afternoon nap time on the couch.
